Greenway Vegetable greenhouse acquisition opportunity

620 Essex County Road 37 (the “Property” or “Site”) is a fully automated, turnkey vegetable greenhouse facility that is now available for sale in Leamington, Ontario.

The Property is comprised of a +/-14.86-acre site currently improved with over 431,664 square feet of improvements, including 404,928 square feet of greenhouse area, 25,200 square feet of mechanical and warehouse area, and 1,536 square feet of workforce accommodation space.

The greenhouse is double poly-constructed with a structural steel frame and is fully automated by a Hoogendoorn system. The Property is fully serviced by municipal water and electricity and has natural gas contracted by Enbridge at $3 per gigajoule, which is well below market rates. The Property was constructed in 1999 and expanded in 2004. It is currently used for the purpose of bell pepper production but is well suited for the production and cultivation of a wide variety of greenhouse agricultural crops.

Leamington is home to the highest concentration of greenhouses in North America. The proximity to this central agricultural node provides prospective owners of this facility easy access to a variety of agricultural services, suppliers, and logistics networks in Canada and the U.S. 

The Property benefits from a 600 volt – 400 amp three-phase electrical service that is provided by the Leamington TS station owned by Hydro One. The station has undergone several expansions that have added 230 kV circuits to the local grid – projecting to double its capacity by 2025. On-site, there are three pole-mounted transformers that connect to the public grid. A highly preferential natural gas contract with Enbridge is in-place and fully assignable to the purchaser of the greenhouse.
